Title & Encumbrance Review
• Research and review of certificates of title and registered interests
• Identification of encumbrances, rights-of-way, easements, and caveats , and assessment of their impact on the proposed development
• Early-stage risk identification to support land acquisition and planning
• Prepare and process discharges of unnecessary registered interests on title
Boundary & Topographic/Site Surveys
• Boundary surveys to define extent of title and confirm parcel area
• Topographic/site survey plans illustrate existing surface improvements, topography, registered rights-of-way and easements, and underground utilities within and adjacent to the subject parcel
• These surveys support development permit applications, land use planning applications, engineering design or post-construction as-built documentation
Subdivisions
• Subdivision design
• Prepare tentative subdivision plan based on client approved design
• Prepare and submit a subdivision application to the municipality
• Communicate with the municipality, client, and other consultants to resolve any issues with the subdivision application and obtain approval of same
• Prepare standard registration documents including discharges, consents, rights-of-way and easement agreements, and caveats
• Register legal plans and documents at the Land Titles Office
Condominium Plans
• Communicate with developers, architects and lawyers to determine unit boundaries and most appropriate format for condominium plans (bare land, conventional, phased)
• Prepare condominium plans and unit factor tables
• Prepare and submit a condominium application to the municipality
• Complete construction surveys to support new building construction
• Measure the as-constructed unit boundaries
• Prepare standard registration documents including discharges, consents, rights-of-way and easement agreements, and caveats
• Register legal plans and documents at the Land Titles Office
